BY »JR. SAMUEL LYONS,
On TUESDAY. lOlh November, at hi« Roomt
George-street, at Twelve o'clock preciiely, without
reserve.
^l» R. LYCNS, in notifying the in
? tended SALK ot this VALUABLE PRO-
PERTY, to his numeróos Friends and the Public,
beg« to ol terve that thoto FARMS are particularly
worthy the attention of the Agriculturist, Irom the
superior quality of llie sol'/, which is chiefly of the
finest description of Blush, and «particularly adapted
foi cultivation inletspersed with a .?wall proportion of
open Forest Land.
[i ha Land is .within the influence of the Coast
Showers, which ensure a crop in all season«, aud
supply numerous running streams that have never
tailed, even in the late unprecedented drought.
The Farm« vary in extent, from Sixty fivo to"
One Hundred and Thirteen Acres, bounded on the
North and West by the Tuggerah Beach, or Ourinba
Creek, (which separates them from Government
Land); on the East by Manning's Grant ; and on
the South by Holt'« Land. They are intersected
by a Road leading from Wyong to the Head of the
Navigation or Public Wharf, situated on a Creek
( which lalla into Brisbane Water, from which latter
they are distant only four miles, and within a short
distance of the southernmost Tuggerah Beach Lake,
and four miles in a direct line li oin the sea.
The 'Timber is highly valuable, and of the fines',
description, principally Mue Gum, Black liulted, and
Flooded Gum, and admirably calculated for House
and Ship Building, within a few miles of water
carriage to Sydney, which would, under judicious
management, amply repay the expense of stumping
and clearing the Land for cultivation ; leudes Tur-
pentine and White Wood, and a considerable portion
of Oak fit for shingling.
As a proof of the fertility of the sol in the district
of brisbane Water, it is only necessary to refer to
the numerous body of industrious ¡settlers, chiefl)
native-born, in the neighbourhood, over whom the
occupants of these Farms will.possess the unusual
advantage of immediate vicinity to Water Carnage,
which, as above stated, is withiu about four miles.
It is al o án advantage of great importance to the
District in which these Farm« aro situated, admitted
by all who know it to be peculiarly adapted for
Settlers with small capital, that a new line of Road
has been projected, and has received the sanction
of Government, direct to Maitland, which, when
opened, will afford an easy land communication with
that flourishing.Town and bring it within the distance
of forty miles.
