Land Values
The densely settled areas of Sandrlng-
ham municipality, principally along the
beach front, leave scope for expansion
to vacant areas to the east. Altogether
tho municipality includes seven miles of
beach front rrom New-street to Beau
maris, but it Is only. In the Black Rock
and Beaumaris area that beach land is
available, selling about £6 a foot. Odd
lots on the Hampton and Sandringham
beaches sell at up to £14.
In the Sandringham ward Itself the
area of settlement extends to Bluff-road,
and the expansion is north along this
road in the direction of Highctt-road.
where land in unmade streets sells at
about £1 a loot, and in made streets
at about £3 10/.
An Important development In recent
years has been in the area of the old
Royal Melbourne golf links, subdivided
in 1D32. Land here is now worth £7
and £8 a foot. Houses built In the
area must be of brick, and of a minimum
value of £1000.
Expansion in the Hampton area will
lie at the rear of the soldier settlement,
where a few houses are beginning to be
built. Land in this section, along Bluff-
road, can be obtained for about £1 10/
a loot In unmade streets. Any land
available In the settled section about the
station-, ranges In value from £4 to
£8.
Black Rock Is the least developed section
or the municipality. At present a strong
growth Is taking place east of BlufT-road, along
Balcombc-rond, where land In made streets
sella at £2 and £3 a foot, nnd In unmndo
streets nt about £15/ to £1 10/.
Brick veneer Is generally the popular type
of home In the municipality. Moderate sized
homes on 50-foot frontage sell nt about £1090
to £1100. nnd new weatherboard nt £800 to
£000. The nvernge weatherboard value In
the Black Rock section Is -about £700 to
£800.
Houses ; In the municipality are mostly
bullt for private needs ana speculative build
ing Is \not . common. There are no terraces,
nnd the largest blocks of flats have only -live
units. A number of .brick pairs arc now
being built . on blocks of 70 feet frontagt
and more. These are valued at up to £2000
for solid brick, and £1490 to £1500 for brick
veneer.
Hampton-street. In the area between the
railway and Wlllls-strcet, Is the busiest shop
ping area, and here £122 a foot, equivalent
to' nbout £80 for the unimproved value of
the land, was recently paid for a shop pro
perty. Tho expansion of the centre Is north
ward, nnd n block of six shops has Just been
-built in Hampton-street on the north boun
dary. /
