THE residence of the late Mr. Justice Lutwyche

is offered for sale, owing to the ' house being too large for Mrs. Lutwyche. The Lodge is built of stone in the most substantial manner, the builder being Mr. John Petrie, in 1842. It is situated on Kedron Brook, about four miles from town, with the old Sandgateroad on the south and east sides, and the Brook is on the north and west of the house. The land on which it stands embraces an area of 23, acres of very good soil, either for agricultural or dairy purposes.

The Louis is in every respect thoroughly adapted for a gentleman's country reside co. It is a four gabled house with overhanging caves ; there is a large covered porch at the A principal entrance, and the door opens into a wide and lofty hall with a handsome cedar staircase, over which, on the first landing, is a large stainedglass window. On the ground floor there is on the right hand a fine dining-room with two windows, 0110 a bay window, facing east, and there is large fireplace and finely carved cedar mantelpiece. The drawing-room is on the left-hand of the entrance, and is 22ft. by 13ft., containing three large plate-glass windows running from nearly the whole height of the room. The fireplace is of the same design us that in the dining-room and both rooms are ventilated by circular granting in the roof. After ascending the staircase, a passage is found on each side of the landing leading to the east and west wings of the building. The principal bedroom is over the dining-room, and ithastlitee windows, fire-place, and a dressing, room attached, which can be entered both from the Iwdiuoui and landing. On the other side there is another large bedroom over the drawing-room. On the ground 11 jor in the east wing there is a snug breakfast-room, storeroom, and pantry, and in the other wing there is a very large kitchen and -ervunta'diuiug100m, and over these are bedrooms.

TllEUc/mu'iLDiNGS consist of stabling, coach-house, men's cottages, stockyard, on., and there is a plentiful supply of water.

The PitorxnTY is within three-quarters of a mile of the Sandgate Railway, and the building alone cost nearly £4000. Looking at the prices realised at recent sales of land in the neighbourhood, there is a good opportunity for investment in this state, which is bound to improve in value every year.
