That very nice little farm, containing 104
acres, situated about 1¼ miles from St.
Albans rallwav station and about 11 miles from Melbourne. About 60 acres have been
cultivated and the balance is good grain country. The property is watered by dams,
underground tank. Well fenced and sub- divided into 5 paddocks, all fences in good order. The property has been owned by Mr Alford for some time and is in good
heart.
The improvements consist of a 4-roomed weather board house, with return verandah . Large gal-
vanised iron shed
The only reason for selling this property is that Mr Alford is engaged in fruitgrowing in the Mildura district and the properly is too far away
from his present home.
The auctioneer would advise anyone in search of a nice little farm to make an inspection. I might also draw attention to the fact that quite a number of properties in and around St. Albans have been sold recently, and a number of sub- divisions are now taking place, and properties in this locality are rapidly increasing in value.
